Are you curious to know the 22 richest neighborhoods in Florida? There is no doubt that Florida has some very wealthy communities that are known for their celebrities and super expensive homes.

But how do you define a rich neighborhood? Since the median household income is commonly used to provide data about the wealth of geographic areas, we decided to take it as our starting point. To then find the richest neighborhoods in Florida, we looked at real estate prices and picked the most expensive neighborhoods in the wealthiest counties in Florida.

So here is our list of the 25 richest neighborhoods in Florida. You might be a bit surprised!

#1 Richest County in Florida –  St John’s: $88,704

Most people would have probably thought that Miami or Palm Beach are one of the richest neighborhoods in Florida. But it is actually St Johns County in northern Florida. St John’s River, St Augustine Beach and Ponte Vedra Beach are the richest neighborhoods in the wealthiest county of Florida.

St. Augustine Beach is a small city on Anastasia Island known for its wide beaches. There are plenty of restaurants, events and activities to enjoy life on the beach! The historic character of the area gives this richest neighborhood in Florida a very European vibe. The area has some of the finest golf courses like World Golf Village. It was created by the PGA Tour and showcases the World Golf Hall of Fame. In addition to the resort the World Golf Village features residential and commercial developments

The richest neighborhoods in Nassau County/Florida are located on Amelia Island/ Fernandina Beach (the northernmost city on Florida’s Atlantic coast, situated on Amelia Island.)

Amelia Island is the northernmost of the barrier islands on Florida’s Atlantic coast. It is 13 miles long and approximately 4 miles wide and known for its beautiful long beach. The historic island is host to the annual Isle of Eight Flags Shrimp Festival.  More than 150,000 people visit this event each May.

Ameila Island has about 8 beautiful golf courses. The Golf Club of Amelia Island is the club of choice. Members have three distinct golf courses from which to play: Long Point, Oak Marsh, and Ocean Links.

But let’s see about the richest neighborhoods in Naples. One of them is Moorings Park which is the most luxurious retirement community in Florida. The billionaire, Tom Golisano, calls Naples his home! 

One of the richest neighborhoods in Florida is Old Naples. Homes in this area can be 30 Million and more. Port Royal, Naples is also known to be home to several billionaires in Florida. Also check Park Shore for luxury properties. 

Naples has some of the finest golf courses that Florida has to offer. Old Collier Golf Club is the most exclusive of all of them.

But Clay County is not comparable with wealthy communities like Naples or Palm Beach, where wealthy American millionaires and billionaires like to spend their winters.

Monroe County is the most southern county in Florida. Two thirds of the large area in what local residents call “mainland Monroe” is uninhabited. The reason is that it included part of the Everglades National Park, and Big Cypress National Preserve. Thus, more than 99.9 percent of the Monroe County population lives in the island chain known as the Florida Keys.

But generally speaking, the most expensive properties and thus the richest neighborhood is just south of the Seminole County border in Winter Park. Central Florida has some spectacular golf courses like the private Seminole Golf Club located in North Palm Beach, Florida. Tt is consistently ranked as one of the top 100 courses in America.

#8 Richest County in Florida – Wakulla: $72,491

Wakulla County is a county located in the Big Bend region in the northern portion of the sunshine state, just south of Tallahassee. Also this is ranked the 8th richest county in the state of Florida, there are no rich neighborhoods that could be compared to the ones in Naples, Key Largo, Miami or Palm Beach.

#9 Richest County in Florida- Sarasota County  $69,940

Sarasota County is located south of Tampa on the Gulf of Mexico. The richest neighborhoods in Sarasota County are on Siesta Key, Lido Key, Bird Key, Harbor Acres and Bayfront Park Area. Sarasota has a great infrastructure including shopping, nightlife, restaurants, concierge doctors and golf courses like Laurel Oak. This private golf club offers two courses plus swimming and tennis facilities.

It is known for its famous island, Jupiter Island. “Some of the wealthiest people in the United States live in Jupiter Island: the June 1999 issue of Worth magazine ranked it #1 in the country for having the highest median home sale, and it has the highest per capita income by ZIP Code Tabulation Area of any place in the US.”

Many famous and wealthy individuals have resided in the town, including United States presidents John F. Kennedy and Donald Trump. Palm Beach is known for upscale shopping districts, such as Worth Avenue, Royal Poinciana Plaza, and the Royal Poinciana Way Historic District.

Palm Beach has several historical and luxurious hotels and lodgings. The most notable are The Brazilian Court, The Breakers, Palm Beach Hotel Condominium), the Tideline Ocean Resort & Spa, and the Vineta Hotel. There is nothing that rich Americans need to miss during their stay in Palm Beach.

The city is home to over 160 picturesque golf courses. The Seminole Golf Club is the most exclusive of them.

The richest neighborhoods are in Destin. Destin is known for its extraordinary fishing opportunities. Furthermore, people rave about its beautiful beaches, many golf courses and the Destin Harbor Boardwalk.

The lifestyle is similar to Sanibel and Captiva Island. Fishing, Boating, Golfing and Suntanning are the major attractions for people who love this wealthy beach town. There is enough shopping, great dining and entertainment available. People who love Anna Maria Island look for a more laid back lifestyle than residents of Naples or Palm Beach.

Broward County is a county in the southeastern part of Florida, located in the Miami metropolitan area. Many of you might be surprised to find Miami so late on this list. The reason is that Broward County is Florida’s second-most populous county after Miami-Dade County. Thus, it also has some poorer areas. The richest neighborhood is in Fort Lauderdale close to the beach. For sure, Lauderdale Harbours, Riviera Isles, Sunrise Key, Seven Isles, Rio Vista are some of the wealthiest neighborhoods in Florida! Great for people who love an urban lifestyle. Unfortunately golf courses are not part of these wealthy neighborhoods. 

No need to say Fort Lauderdale has some of the finest shopping, entertainment and dining in the sunshine state. Check the Fort Lauderdale Country Club and Coral Ridge Country Club. 

#17 Richest County in Florida – Hillsborough County: $64,164

Hillsborough County covers the area of Tampa, St. Petersburg and Clearwater. The area has a great infrastructure for wealthy people including an international airport. Famous business people like Cathie Wood moved here.

Clearwater Beach, Davis Islands and around the bay of Tampa belong to the richest neighborhoods in Florida.

#18 Richest County in Florida – Brevard County: $63,632

Brevard County is located on the Atlantic Coast of Florida/East of Orlando. With an economy strongly influenced by the John F. Kennedy Space Center, Brevard County is also known as the Space Coast. 

The richest neighborhood in Brevard County is Melbourne. The city is home to several defense and technology companies with a high concentration of high-tech workers. There are plenty of restaurants, shops and events in this area. Melbourne also offers beaches, fishing, golf, snorkeling and many other outdoor activities.

Sumter County is a county located in the central portion of Florida – west of Orlando. It has the oldest median age of any US county and the highest percentage of residents aged 65 and older. To be honest, we could not find a wealthy neighborhood in this county. Maybe this is our fault, but if you are looking for the richest neighborhoods in Florida, we suggest looking elsewhere.

#20 Richest County in Florida – Lee County: $63,325

Lee County is located in beautiful Southwest Florida. This county definitely has some of the richest neighborhoods in Florida. They are located in Bonita Springs, Captiva and Sanibel Island. Bonita Springs has a great location between Fort Myers and Naples. The area has some nice restaurants and great golfing.

Captiva Island is one of Florida’s best kept secrets. No highrises and beautiful, natural beaches give this island a unique vibe. Some people compare Captiva with Keywest – just without the tourism. Old Captiva House is a wonderful historic restaurant with an ocean view. 

Sanibel Island has some amazing properties on West Gulf Drive that need to be mentioned when talking about the richest neighborhoods in Florida. The island has suffered significantly from the hurricane. Luckily the only private golf course on the island weathered amazingly well.

#21 Richest County in Florida – Flagler County: $62,305

Flagler County is located in northeastern Florida. The richest neighborhood in this county is Palm Coast. It is known for its natural beauty and extraordinary beaches. It has some nice little restaurants but cannot compete with the other rich neighborhoods of Palm Beach, Naples or Jupiter.

Check Hammock Dunes Club. It offers championship golf, tennis, pickleball, oceanfront croquet, bocce ball, a heated pool and spa, and fitness center.

#22 Richest County in Florida – Indian River County: $61,594

Indian River County is a county located in the Treasure Coast region of the sunshine state. Vero Beach is definitely one of the richest neighborhoods in Florida. The Indian River Lagoon, passing through Vero Beach is a hub for boating, fishing, water skiing, diving, kayaking and other small-craft waterborne activities. The city is another well kept secret that wealthy Americans want to know. 

The city hosts 14 private golf clubs. Check Windsor Golf Club, The Moorings Yacht & Country Club and John’s Island Club.
