Construction of the Margaritaville Fort Myers Beach resort takes place off Crescent Street and Estero Boulevard at the former Helmerich Plaza, and at the Gulf of Mexico side off Estero Boulevard at the former Pierview Hotel.
In other words the new resort will be located on Estero Boulevard close to San Carlos Boulevard. Before hurricane Irma guests would have been able to walk to the Fort Myers Fishing Pier, Crescent Beach Family Park Lynn Hall Beach Park and the top spots of Fort Myers Beach for dining and nightlife. By the time Margaritaville Fort Myers Beach will opens, there will be new scene of restaurants since hurricane Ian wiped out most of the old ones.
Who owns Margaritaville Fort Myers?
John Dammermann and Tom Torgerson are the developers of Margaritaville Fort Myers Beach.
Dammermann and Torgerson are longtime friends from Minnesota, where they have worked on hotel projects together.
Dammermann purchased TPI Hospitality in December of 2020 and is now its principal partner.
TPI Hospitality is Minnesota’s largest and most respected hospitality company. With over 80 years of experience in the industry, TPI develops and operates hotels, restaurants, and conference centers throughout Minnesota, Florida, and beyond.
How Big is the Margaritaville Fort Myers Beach Investment?
The developers estimated that the entire project will cost approximately $150 million. With supply chain problems and inflation, the costs could be significantly higher.

“Designed with a clear focus on maintaining the authenticity and charm of the local area, the ‘casual-luxe’ resort will sit on seven acres of beachfront land, with direct access to the white sand beaches and stunning views of the Gulf of Mexico. The property will boast low-lying open-air buildings that protect neighboring views, a walkable assortment of signature Margaritaville food and beverage concepts, entertainment venues and more. Many of the buildings will be located on the bayside of Estero Blvd., which leaves a beachside with lush landscape and breathtaking Gulf panoramas.
Margaritaville Fort Myers Beach Restaurants
Featuring Margaritaville’s signature, island-inspired design elements, each guestroom at the new Margaritaville Resort in Fort Myers Beach will have a private balcony, most with Gulf views. The resort will serve up several signature Margaritaville food and beverage concepts, including a LandShark Beach Club with a 5 o’Clock Somewhere Bar & Grill, a beachside LandShark Bar & Grill, a Coconut Telegraph Coffee Shop on the pedestrian bridge over Estero Blvd. and a JWB Bar and Grill on the second level. This upscale, 100-seat beachside restaurant will have a glass-enclosed, air-conditioned dining room with panoramic views of the Gulf and feature a décor reminiscent of Estero and San Carlos Island’s rich history.
On the bay side of Estero Blvd. will be an elevated, 22,000 square foot License to Chill Terrace with unobstructed views of the Gulf. The resort lobby, meeting spaces and St. Somewhere Spa will open up to the Terrace with glass walls. This lushly landscaped Terrace will have a three-meal-a-day restaurant, along with intimate social gathering areas including fire pit seating, outdoor island games, hammocks and more. The Live Life Like a Song retail store, also located off the Terrace, will showcase a collection of Margaritaville products including apparel and footwear for men and women, home décor and more – making for an exciting addition to the downtown shopping area. Offering a perfect view of the sunset over the Gulf, the resort’s main ballroom will be a 5,000 square feet clear span with glass walls that open up to the elevated Terrace.”

When is Margaritaville Fort Myers Opening?
The developers had planned to open their new Fort Myers Beach resort in fall of 2023. With hurricane Ian things will take much more time. This is a big advantage for everyone since most homes on Fort Myers Beach were wiped out by the hurricane. By the time the resort can open its doors, Fort Myers will be rebuild and ready to welcome Margaritaville’ many guests.

Generally speaking most Margarita Resorts seem to sell property. You can “select from upscale condominiums and luxury vacation cottages or become a resident in one of their 55 plus active adult communities. Many of the real estate options include rental programs which may help owners cover or exceed the cost of their investment. So far there are no information about real estate sales of the Margaritaville Resort Fort Myers Beach.
